1. How can I find what my house is appraised for and why?

You will find information regarding your property on the State of Tennessee website for online appraisal and assessment information or you can call us at (731) 423-6063 and provide your street address to learn of your property’s current market value and description. You may also visit our office at:

2. I bought a new house last month but your records do not show me as the owner, WHY?

In accordance with the law in the State of Tennessee FOR TAX PURPOSES the property remains in the name of the January 1 owner for the entire year. Example: If a new home is purchased January 21, 2012 our records that are available to the general public will not reflect the purchase January 1, 2013. None of the taxing agents ( Madison County Trustee or the City of Jackson Revenue Office) records will have the purchase information.

3. Does the Assessor’s property appraisal determine the amount of property taxes I pay to the City of Jackson and Madison County?

Tax rates are established individually by the Jackson City Council and the Madison County Commissioners. When set, these rates apply to your property’s assessment to determine the amount of taxes you pay. An assessment is a percentage of your appraised value. For residential properties the assessment is 25% and for commercial properties, the assessment is 40%.

4. What should I do if I do not agree with the Assessor’s appraisal of my property?

Contact the Property Assessor's Office and request a “review” of your property tax card. A clerk will ensure the information we have on our tax card is correct by asking questions; he/she will then record any reasons you have for believing your appraisal is incorrect. One of our field appraisers will review this information to ensure that your appraisal is accurate.

If you still do not agree with the appraisal you may appear before the Madison County Board of Equalization which meets the first week to 10 days of June each year. Appointments are accepted during the month of May each year. Please contact our office @ (731) 423-6063

5. My taxes were paid at Closing, but I just found out I owe back property taxes on the house I bought last year, WHY?

While taxes are not paid in this office, we receive calls about this almost everyday. ANSWER: Taxes cannot be paid early. Tax Notices regarding your property should be received the by the first week of October each year. Any paperwork regarding the payment of taxes due at closing is typically an estimation especially if the closing is prior to October 1st of that tax year. We encourage you to contact your closing attorney regarding tax payment responsibilities.
